Prospective Tenant Qualifications
1. Verifiable rental history from a third-party landlord with positive recommendations is required
2. Applicant lacking prior third-party rental history because of student status, previously living with parents, owning a home, or in the military, may require a co-signer or security deposit up to two (2) months rent
3. Home ownership may be verified through the county tax assessor's office. Mortgage payment must be current to reflect positive rental history.
4. Any recorded, non-recorded, or pending eviction less than five (5) years old will result in denial of the application
5. Any balance owed related to previous housing will result in denial of the application
6. Previous non-payment of rent notices within a period of one (1) year may result in denial
7. The monthly combined gross household income must be at least 2.5-3 times the stated monthly rent
8. Employment verification will be made by phone/fax confirming position. Self-employed applicants may be required to show proof of income through copies of the previous two year's tax returns. Non-employment sources of income may be verified by contacting the source (Bank Accounts, Alimony, Child Support, Trust Accounts, Social Security, Unemployment, Welfare, Grants/Loans) or by applicants furnishing social security award letters, school
9. An acceptable credit history with a minimum credit score of 620. Applicants with credit score less than 620 may be required to pay security deposit up to two (2) months rent
10. No pending bankruptcy. No bankruptcy in the last three (3) years
11. Any misdemeanor convictions within five (5) years may be cause for denial. Any felony convictions within ten (10) years may be cause for denial. Any criminal convictions that may constitute a direct threat to the health or safety of other individuals (i.e. involvement in any violent or sexual crime) or could result in physical damage to the premises may be cause for denial with no time or degree limitation.
CONDITIONALLY APPROVED APPLICANTS
Because of special circumstances, some applicants may not meet 100% of the criteria for approval to rent. For some properties, the applicant may pay an additional security deposit equal to 100% of the monthly rent or more, and/or obtain an approved co-signer.
Online Application
1. All persons age 18 or older are required to submit an online application.
2. Application Fee is $42 (subject to change), non-refundable, per adult
3. Your application may be approved, conditionally approved, or denied
4. If your application has been approved, you will have 48-hours to accept the available apartment by signing your rental agreement/lease, or by submitting a good faith deposit (non-refundable if you choose not to rent the apartment). The good faith deposit is equal to 25% of total move-in costs (Security Deposit, 1st Month Pro-rated Rent, and any applicable Pet Fees). You will be expected to begin your tenancy no later than two (2) weeks from the date of acceptance, providing the apartment is ready for move-in, and no other arrangements have been made
5. All appropriate fees and/or deposits must be paid before or at the time the rental agreement is signed. Any monies paid must be in the form of a cashier’s check, money order or submitted electronically
6. If your application is approved and you decide not to move-in, the good faith deposit will be forfeited. If your application is denied, any good faith deposit paid will be refunded to you
7. If your application has been approved, the rental agreement signed, and you decide not to rent starting on the agreed upon move-in date, you will forfeit any other fees paid. You will also be responsible for a 45-day notice to vacate, among any applicable fees
8. Any false information will constitute grounds for rejection of application and the lease may be nullified. The applicant must sign the Rental Agreement before taking possession of the apartment
GOOD FAITH DEPOSIT
Applicant is required to deposit with Best Life Realty a good faith and/or holding deposit in connection with this rental application. If this application is approved, and Applicant fails to enter into a Rental Agreement or fails to take possession under the terms of the Rental Agreement if one has been signed, Applicant understands and agrees that the entire Good Faith Deposit shall be forfeited. In addition, if Applicant has already entered into a Rental Agreement, Applicant will be held liable for all rents and damages as set forth in the Rental Agreement. If this application is not approved, Applicant will receive a refund of this Good Faith Deposit in full within 7 days of receipt thereof. If this application is approved, a rental agreement is signed, and Applicant takes possession of the rental property, the Good Faith Deposit shall be applied towards the security/damages deposit and is refundable at the termination of the Rental Agreement.

Pets must be at least one year of age and fully house-trained. Puppies and kittens are prohibited. Barnyard animals, reptiles, rodents, fish/fish tank, and misc. mammals are also prohibited. Baby-sitting or care taking of any other person(s) animals or pets is also prohibited.
Veterinary Records and pet photos must be submitted upon request.
Service or companion animals will always be accepted, provided acceptable documentation is submitted. Pet fees will not be charged for a service or companion animal. (Documentation required).

To apply for one of these rentals, you'll need to submit a completed pet application. Additional security deposits may also apply. Please submit the Pet Application at the same time you complete your rental application.

Common Maintenance Requests
Lockout: Lockouts are not considered an emergency. Our fees for lockouts are $75 during normal business hours, and $125 outside of our normal business hours (subject to availability).
Garbage Disposal Use: If your unit is equipped with a garbage disposal, we ask that you do not put oils, fats and fibrous foods (celery, asparagus, artichokes, chard, kale, lettuce, potato peelings, onion skins) into the garbage disposal. These items can easily entangle the blades causing it to jam. Disposal not working? Reset it. Use the Allen Wrench, insert it on the bottom, and turn it a quarter of the way clockwise.
