What utilities am I responsible for?
Electricity, Gas, Cable, Internet etc are the tenant’s responsibility unless otherwise stated. Some utility companies will provide an estimate. Contact the utility company for more information.
Does your property allow pets?
Each property has different policies regarding pets. Please refer to each property listing for more information.
How long does it take to know if I'm approved?
It generally takes 48-72 hours to process the applications. Upon approval, we will contact you to discuss further steps.
What information do we consider during the screening process?
We look at many different factors during the screening process. The main areas are:
Payment History
Criminal History
Credit Score
Personal and landlord references
Rent to Income Ratio
Past residency
Collection and Delinquent Accounts
Among other factors
Do you pull my credit?
Yes
How do you process multiple rental applications?
We abide by Fair Housing Laws. Fair Housing dictates that applications must be accepted on a first come, first serve basis. If an approved application has come in before yours, we are obligated to give them the opportunity to move in to the property first.
Why is an application fee for each adult?
In order to keep our tenants safe, a credit and criminal check is completed on every applicant.
I have bad credit. Can I still apply?
Yes, we consider other things like income, length of residency, etc. There are other factors we consider.
Do you accept checks?
Before you move in, we accept certified funds only. You will be required to pay your first month’s rent and deposit payments with a Money Order, Cashier’s Check, or Electronically. Once you are moved in and your tenant portal is set up, you’ll be able to pay online for free with your checking account (ACH), or with a credit or debit card for a 2.75% fee. How do you determine my move-in date?
We will ask you when you’d like to move in. A move-in date will be established in your lease. When your application has been approved, you have paid the deposit and first month’s rent and the lease has been signed, you will be able to move-in on the designated move in date, which is required to be within two (2) weeks of application approval (unless apartment home availability states otherwise).
How long will the good faith deposit hold the apartment home?
The deposit is required within 24 hours of application acceptance, and will hold the apartment for up to 2 weeks (assuming the apartment home is vacant and ready to occupy); otherwise, good faith deposit will count towards deposit once lease is signed.
If the application is approved, the applicant is required to deposit with Best Life Realty a good faith and/or holding deposit in connection with this rental application. If this application is approved, a rental agreement is signed, and Applicant takes possession of the rental property, the Good Faith Deposit shall be applied towards the security/damages deposit and is refundable at the termination of the Rental Agreement. If Applicant fails to enter into a Rental Agreement or fails to take possession under the terms of the Rental Agreement if one has been signed, Applicant understands and agrees that the entire Good Faith Deposit shall be forfeited. In addition, if Applicant has already entered into a Rental Agreement, Applicant will be held liable for all rents and damages as set forth in the Rental Agreement. If this application is not approved, Applicant will receive a refund of this Good Faith Deposit in full within 7 days of receipt thereof.
